• Bi-weekly cleaning service (including a mid-stay inspection)
• Use of all furnishings & starter household essentials Tenant Screening Required – Includes guest-paid screening, strong references, X3 rent income, no evictions, and a credit score of 680+. Transition to Unfurnished or Stay Furnished Longer – If tenants maintain the home well, they can:
• Shift to an unfurnished lease for 3-6 months, with an opportunity to extend to 12 months if good tenancy continues.
• Choose to remain in the furnished setup beyond 30 days, paying the furnished rental rate, with continued bi-weekly inspections. Unfurnished Pricing Structure –
• Monthly rent will adjust to 50%-75% of the furnished rate (which is the amount shown here) + $250 non-refundable storage fee.
• A refundable security deposit equal to 1x monthly rent is required at transition.
• Tenants must pay first and last month’s rent + refundable security deposit at transition to an unfurnished lease. Utilities Shift to Tenant Responsibility – Tenants take over payments or pay the host directly, depending on efficiency. Max Occupancy Limit & Pet Policy:
• Rent covers up to 2 occupants—additional tenants incur extra fees.
• Off-Site Storage Requirement:
• During the furnished trial period, tenants must store their personal belongings at an off-property storage facility, paid at their own non-refundable expense.
• No storage will be permitted on-site, including attached garages.
