Pursuant to Colorado House Bill 23-1099, applicants have the right to provide a portable tenant screening report (PTSR) to the landlord. The PTSR must have been prepared within the last 30 days by a consumer reporting agency, be made available to the landlord by the applicant at no cost, and include the applicant's name, contact information, verification of employment and income, rental and credit history, and criminal history. If a compliant PTSR is provided, the landlord cannot charge an additional screening fee. If no PTSR is provided, a standard application fee of $50 may apply.
